Need advice on high threshold WAF wired and wireless network in new old house

Hi all,

As a very recent new home owner I've tasked myself to do a proper network upgrade, but I would appreciate any wise recommendations on my proposed set-up. A few points before starting out:

- It's an old house. Not more than a century old, but close. This has some implications, including:

-- It's all brick walls, no drywalls but for perhaps some on 2nd floor. Some construction steel in the floors, principally basement/1st floor. House floorpan is about 250 m^2 in total spread over basement, 1st and 2nd floor.

-- Desperately few power outlets installed; sprinkling mesh WiFi around the house occupying sockets is not (really) an option. Besides, as stated elsewhere wireless is for convenience only, and I have taken that to heart. But wireless is still needed, though, for laptops and such and my bet is on PoE AP's.

-- Quite a few original details, ornamental and otherwise, which means I have only little wriggle room for wired networking.

-- As from the above stated, any installation needs to pass a very high threshold WAF. This would imply no obviously visible cabling and only a few discreetly placed wall mount drop outs.

- Current internet connection is a 300/300 Mb/s FTTH uplink (which can be upgraded as needed) with ISP provided mesh AP's that max out at about 80/80 Mb/s. ISP's fiber box has only one usable 1 GbE LAN port.

I plan to run solid core Cat5e and have it all converge at a patch panel with a managed switch, a router and a server/ZFS NAS box nearby, but that particular arrangement is for another post I guess :-)

Basically the set-up I'm thinking of is 2 X PoE AP's in the attic, 2 X wall mount drop outs in 2nd floor office and room, 1 X wall mount drop out in the living room for streaming media/TV and 2 X PoE AP's in the basement. Perhaps 4 x AP's for a house of this particular size is a ridiculous overkill, but I would like every m^2 doused in wireless RF.

Q1: Is this an OK idea? Bad idea? really bad idea..??

Q2: Any suggestions on PoE AP's and managed switch? I'd think along the lines of 4 X Ubiquiti UniFi Lite AP's and Ubiquiti US-8-60W switch at the least, but again, any recommendations would be greatly appreciated.

Q3: Any further suggestions would be very welcome.
